Overland Flow, Compliant Design: Townhouses Approved Without Delay

Location: Central Auckland infill
Site type: OLFP crossing site; modest slope; existing dwelling to be retained.
Scope: Subdivision with X townhouses and upgraded access/servicing.

The challenge

An overland flow path (OLFP) traversed the site, creating flood risk and limiting building platforms. Early concept plans pushed units into the secondary flow path, and access levels conflicted with stormwater routes. The risk: notification, redesigns, and delays.

Client Quote

“Clear hydraulics up front changed everything. We kept the yield and avoided a long back-and-forth with Council.”
