Project Management
Tight coordination, clear costs, and a build programme that actually holds— from earthworks to 223/224C and CCC
Built for Auckland subdivisions and small multi-unit projects
Worried about site delays, variations, or rework?
Not sure who’s doing what, and when? Trades, inspections, and approvals can clash without a plan.
Concerned about budget creep? Late design changes and RFIs turn into costly variations fast.
Struggling to keep Council, utilities, and contractors aligned? Missed sequencing stalls the whole site.
Delivery is complex in Auckland. You’re juggling earthworks, services (three-waters, power, comms), accessways, vertical build, inspections, and consent conditions—often at the same time. Without disciplined coordination, you get idle crews, rework, and programme slippage.
My Subdivision keeps it moving. We run a realistic programme, line up the right subcontractors, control cost and quality, and manage inspections and close-outs—so you hit milestones without surprises.

Frequently Asked Questions
Do you act as client-side PM, main contractor, or both?
Either. We can run delivery on your behalf or be the contracting entity (scope/scale dependent).
Can you take over mid-project?
Yes—after a short audit of programme, costs, defects, and outstanding approvals, we stabilise and re-baseline.
How do you handle variations?
Transparent change control: written scope, cost/time impact, approval before work proceeds—backed by updated programme and tracker.
Do you work under standard contracts?
We operate under common NZ construction contract frameworks; we’ll align with your preferred form and processes.
Will you coordinate council and utility inspections?
Yes—from booking to paperwork and close-out documentation.
